Even for the best placed asphalt driveway, repair and maintenance will be required.  This is because asphalt is exposed to conditions that want to break it down over time.  Although pavement deterioration can happen over time, we have many ways to keep the asphalt's life.  By implementing these practices, your pavement should last years longer than without this work.


One common thing that people notice in asphalt is the cracking.  The asphalt will naturally expand and contract over time with the different weather elements it experiences.  Summers can be hot and winters can be freezing cold here in Ohio, and these conditions will cause the pavement to shift and move over time.  While small cracks don't look like much of a problem, we find that they will allow water into the asphalt to create problems.


When the water enters the asphalt and reaches the base layer below, the problems begin to get worse over time.  The water that reaches the base material can cause erosion, contribute during the freeze and thaw cycles, and generally deteriorate the base material.  With all of that said, we recommend a standard crack repair program throughout the life of the asphalt.  This sealing process will prevent the water infiltration and add to the life of the pavement.


When moisture is combined with the normal wear and tear of the pavement, we get another problem:  potholes!  Yes, they are not good to look at, but they can actually cause damage to your vehicle.  To repair a pothole, we first have to remove the damaged asphalt.  We will then look at the base material and determine if it is sufficient or if it needs to be replaced.  Finally, we will install new asphalt in the area to create a nice flat surface.


With water drainage, moving base material, and potholes, we have found that surface depressions and other low spats can develop over time.  After a rainfall event, you will be able to see these low spots.  When it rains, look outside and you will see the standing water on the parking lot.  These are the low areas that need to be fixed.  When you notice these, give us a call and we can perform repairs in those areas so that the issue doesn't get any larger.


With heavier traffic volumes and heavier vehicles, we notice that commercial properties can face further asphalt problems.  There can be excessive wear and tear over time due to these patterns.  The regular maintenance that we recommend will help prepare those areas to last into the future.


From year in the asphalt industry, we have found that owners that spend a little bit of money on asphalt repairs spend less money over time.  Instead of waiting for a full pavement replacement program, the owner will spend much smaller amounts on fixing the smaller problems.  A little bit of money spent today will prevent a large replacement in the future.
