We keep this maintenance service separate because it is the most valuable maintenance service that we offer.  Some asphalt owners will just fix the repairs, but others will do sealcoating to prevent the problems from even beginning.  This service is like crack filling, but the process happens over the entire surface of the pavement.  This will create a complete protective barrier over the surface and prevent any water infiltration.

It's not very well know, but asphalt contains several oils and binders that make the pavement flexible and moveable.  Over time, oxidation from the sun will tear down these materials.  As the oxidation continues, the asphalt will become brittle, loose is smooth black appearance, and it will become susceptible to cracking.  This natural asphalt aging process is completely unavoidable, but we have found that sealcoating will significantly reduce this process.

Sealcoating is like spreading an oily wax on top of the asphalt and it will act as a shield between the asphalt and the oxidation process.  It will prevent UV rays, moisture, vehicle fluids, traffic wear and other elements from breaking down the asphalt.  By limiting these factors from their ability to affect the asphalt, the sealcoating process can greatly extend the life of the asphalt product.
